Project Overview

Emerging from the sands of New Cairo and the New Administrative Capital, ZED EAST occupies 360 acres—150 acres of which are dedicated to lush greenery. This vibrant, residential-led community integrates retail spaces, offices, and medical facilities around a network of landscaped streets and parks. Schaduf was appointed as the main landscape consultant, responsible for concept design through construction drawings across both single-family and multi-family residential parcels and the commercial zone.

Challenges
  • Softscape over Substructure: Implementing lightweight planting across multi-family parcels built atop underground parking without sacrificing the visual richness of the green canopy.
  • Compact, Connected Layout: Designing an open, green environment within a compact footprint that encourages walking and cycling over vehicular use.
  • Programmatic Diversity: Balancing varied uses—residential, commercial, medical—while maintaining a unified landscape identity and seamless circulation.
Solutions
  • Interconnected Green Corridors: Established a thematic network of planted boulevards and pedestrian routes linking residential clusters, commercial areas, and amenity spaces.
  • Lightweight Planting Strategy: Selected native, drought-tolerant species with shallow root systems and high visual impact to thrive atop parking structures without excessive soil depth.
  • Walkable & Cyclable Framework: Wove a comprehensive system of sidewalks, cycle paths, and parkways through the site, each lined with shade-providing trees and seating zones to promote non-motorized mobility.
  • Sustainable Practices: Employed efficient irrigation, permeable paving, and stormwater retention features; integrated water elements and shaded retreats to enhance comfort and biodiversity.

Outcomes
  • Vibrant, Cohesive Community: A unified landscape that seamlessly links 21 villages and over 1 500 homes to shopping, work, and healthcare facilities—fostering daily social interaction.
  • Enhanced Walkability: Over 10 km of paths and greenways encourage pedestrian and bicycle use, reducing reliance on cars and promoting healthier lifestyles.
  • Ecological Resilience: Native planting and water-wise infrastructure create a self-sustaining ecosystem that supports local flora, reduces maintenance, and conserves resources.
  • Model for Future Developments: ZED EAST stands as a proof of concept for compact, green urbanism in Egypt’s rapidly growing new capitals.

Conclusion

Through strategic planning, thematic design, and sustainable stewardship, Schaduf has transformed ZED EAST into more than a residential development—it is a living, breathing example of integrated urban landscapes. By weaving together connectivity, biodiversity, and human-centered spaces, this project sets a benchmark for future sustainable communities.
